What's needed for a deck permit
In Victoria, a building surveyor will typically require several pieces of information and documentation to approve a permit for a timber deck. Here's a general list of what might be needed:

-
Detailed Plans: You'll likely need to submit detailed plans for the timber deck, including dimensions, materials, and structural details. These plans should comply with the relevant building codes and standards, such as the Building Code of Australia (BCA). We prepare the architectural plans with all this information for you.
-
Site Plan: A site plan showing the location of the proposed timber deck in relation to existing structures, property boundaries, and any relevant features on the site.
-
Engineering Specifications: Generally when the deck is higher than 1800mm from the ground, you may need engineering specifications or structural calculations to ensure it meets the necessary strength and stability requirements. For most decks we design them for you at no additional cost.
-
Compliance with Regulations: Ensure that the proposed timber deck complies with all relevant regulations, including setback requirements, height restrictions, and any local planning overlays or building regulations.
-
Access and Egress: Consideration of access and egress to and from the deck, including stairs, handrails, and any safety features required.
-
Other Approvals: Depending on the specific circumstances, you may need approvals from other authorities, such as Town Planning through local council, Build-Over Easement approvals or water authority.
-
If your project costs more than $16,000 to build, you will need to obtain VBA Owner Builder Consent or provide a signed Contract with a Registered Builder who is eligible to do larger projects.
It's essential to consult with a qualified building surveyor or building professional early in the planning process to ensure that you have all the necessary documentation and approvals in place before commencing construction. Requirements may vary depending on the specific location and circumstances, so it's best to seek guidance tailored to your project.
